Who's profiles are you reading?
All the ones I've seen either break down the service in the way that the SW has done in her ad that you linked, or they give a full description of what activities are included in each type of booking, and in the normal spots have the prices for those bookings.

I don't get the 'it's too complicated' argument.
Take a few moments to read the information provided, digest that information, then act accordingly (OODA Observe, Orient, Decide, Act).
That should be a thing that anyone who has a reading comprehension age above 8 years old to do.
So is it that blokes are just too lazy to read and comprehend, perhaps too stupid, or are there a lot of kiwis out there in this community who have been so failed by the education system that they cannot read or so lacking in attention span (I blame social media) that spending 30 seconds on a $300+ costed activity seems like too much of a chore?

The following isn't aimed at the OP specifically, more aimed at the general 'it's too hard' audience.
Honestly if most escort ads are too hard for you to read through, you need to be taking remedial reading classes or seeing a professional about getting your attention deficit problem under control, and your money would be more usefully sent in those directions instead of paying for sex.

Those that have extended profile rules just get a "move on" from me and I won't entertain the thought of contacting, let alone taking a punt with them as what you see on there profile page in rules, is only the start of a punting session that is full of "Do"s and Don'ts".

It is an interesting dilemma. Keep it short sharp and succinct versus add in some personal stuff that excites or interests the reader to take a new punt. Because let's face it most of the profiles are set out to attract new customers. Existing customers will only check to see the ad is online and the lady is working, and not bother reading through the bio and pricing (again, and again).

So what is the magic formula for attracting new customers and differentiating your ad from the others? For me it is profiles that are erotic and a little risqué portraying the lady as someone who loves and desires pleasing and being pleased. They will always grab my attention.

Read through the first one - all the details are there and totally understandable. Took 30 secs to read.

Read through the second one - Succinct, but lacking detail. lacks personality, so no real idea who the person is who you are meeting.

Read through the third one - Fine. Lacks real personality, so no real idea who the person is who you're meeting.

Read through the fourth one - Looks like a list of services. No personality, so no idea who the person is who you are meeting.

Read through the fifth one - Looks fine. List of dos and don'ts so easy to tell if you are likely to click based on wants (thought you wanted a lack of confusion, not a lack of rules ... perhaps the later is more your problem?)

Read the sixth one - Reads like a lot of ads that have a little more personality. I thought you wanted simple though, that add is far from just a list of prices.

I'm not really sure what you are actually after.
In one breath you want a short simple list of services and prices, in the next you are happy with a relatively long blurb before the price list.
Yet in another breath the main problem you seem to have is clearly annunciated rules.
It all seems like a Donald Trump like set of conflicting desires that can never be fulfilled because of the conflicting nature.

What @FullyShaved said in their post just above is spot on.

My addition to that is that short ads with no blurb to me read cold and uninviting, like you're going to walk through the door, pay, and get moved on as fast as possible and preferably before your time is up.
Lots of blurb, can I will grant you, get to be a bit much, but if I'm interested in the SW I'll read through because often there's some hidden gems of information that might be quite useful for the booking or during, if not I move on but not because of the ad copy just because I'm not interested.
What I do know, from conversations with them, is that SWs often agonise over their ad copy, too much and people won't read (because apparently reading is hard) and it will scare prospective new clients off.
Too little and prospective clients are left knowing nothing and take up a huge amount of time back and forth answering questions ad queries, or move on because the ad is cold and impersonal.
So in the end there really isn't a correct answer, because each SW and client are individuals with different likes with regards to brevity, no brevity, rules clearly displayed, rules not mentioned, etc.
Also having actually discussed advertising with some SWs, they often design their ad in order to attract the kind of clients that they want to deal with and get the kind of clients they are less interested in seeing to move on to another ad.
Unless you (the royal you, not you specifically) are just thirsty, in which case the ad will make very little difference as you'll just pull the trigger when you get thirsty enough while browsing, you have to admit that the qualities of the ad, whatever they might be, give you a good clue as to if you want to make contact or find another.
You will never make everyone happy, and when advertising you're not even trying to, you're trying to drum up the business that you want not the business that you don't want.

Attempted reading the first one - Emma. It starts with a list of penalties, FFS. Stopped reading. I feel like if I go to see her, I'll be punished for something.

You’re right the ad is good I found easy to read with the spacing of the words and paragraphs.

Tiers/rates were clear you could skim them quick and know if services suited and in your price range or not.

Mentions overnights so happy to do longer bookings. There hours look good for someone like myself.

Looked like no surprises.

One cool wee SWer I use to see her ad was hard reading they emptied my pockets quicker than anyone else. Was actually quite cute how good they were at it. I always seemed to pay for a tier higher than I wanted. While I found it amusing others clients may not have.

Also somewhere in here you will find where I have been corrected by a SWer or two on things they couldn’t control . Think it was the 30min rate they had to enter even though they don’t do.to the platform they used 🤔

Yes plenty of adverts follow same format and include similar text. For me the difference is use of white space to make text easy to read .

First decision for me is dollars for booking type offered. The ad OP referenced made this quick and clear. More than what I need but for others mentioned no. of shots, positions etc…..

Who wants to read a lovely intro and detail then rate that looked good from the search was an expensive for the service your after.

An itmised list of prices forms the basis of a contract, the customer indicates the level of service, thus a legal contract of offer and acceptance is formed. It does not need to be written, verbal agreement on service and price is legally binding, and very hard to prove.
The Chinese will have none of it, they, the owners, bullshit on everything to get to your door, or you in their door, with a greater than even chance of acceptance. Terms like PSE, VIP, GFE are impossible to define, in the case of Chinese Escorts, they have never seen, or pretent to have never seen, their Escortify listings, NZGirls listings, Secret Angel etc. The ads for Kiwi Ladies are a foundation for what follows, they resemble legal contracts (and should be given the hourly rate of a 1st year law graduate).

One thing: our Laws are so vague as to be useless: is Sex any or all body contact, genital to genital external contact, genital to genital insertion, or any act involving manipulation of a single genital.? In Japan, only genital entering genital is legally sex. That's it.

The ads for Chinese Escorts give zero promises, frequently use images of women with similar shapes stolen from websites worldwide, about 40% promise skinless bjs , often in an ambiguous way, clearly they are going for the Quantity not Quality business model, but probably getting that too. Because, despite their cheap listing prices, few bosses will deliver a girl for less that $400/hr plus uber, $50~$200 non-refundable deposit, so the Chinese Bosses are creaming it, Kiwi Ladies just see the Incall prices. In the room, the uncovered Bj adds 100, anal 150, these shysters are quite masculine when negotiating.

My point is, what kind of client who sees the buck naked woman, some recently with a short porn clip, is busy totalling up left nipple $50, right nipple $50 with a calculater before he makes contact, ? (and checking his wallet.) CEO's, or Nerds and Pen Pushers ?

The Ladies could instead, offer to read their menu to the punter in the room, the punter pays before he plays, preferably by peeling off notes and pushing them under the garter, or tossing them in the air, Arab style.

Conclusion. Chinese escort Pimps are becoming millionaires on the backs of low wage women. They design their Escort profiles to deceive, to lure, they bullshit from start to finish, ignore your questions, then, at your door, bring a completely different middle aged tart explaining "Rose have period", right to your face, and you accept, because, you paid a deposit, and , you, you see all Woman as Human. They see you as stupid, they prove it everyday.

I'll address the fun part first ... because we're all here for fun right? ;)
I kind of like the reading off their menu in the room and then tossing the notes in the air ... as a fun fantasy that you're one of those uber-rich f**ks, and the SW was doing a little RP.
On practical terms it would be time consuming, and there are already clients who complain that the shower time shouldn't count as part of their 10 second long quickie (I'm being hyperbolic, but not by much), so the SW would just be opening themselves up to 'time waster' complaints and remarks on platforms like this.
While not doing an accounting like book keeping exercise, my pre-booking text confirming price does in fact contain an itemised list of the services and stated prices with a total and a request to confirm that I have the figure correct so that I can have at least the correct amount of money in my wallet to hand over at the start.

Funny story about one time I accidentally failed to fully pay for a session because a $50 got stuck to the wall of my wallet, plastic money sucks when you're a sweaty boy like me.
I realised two days later and contacted immediately and didn't get a response for a week, I thought I was in shit, turns out when she responded that she was just taking a mini break and said I could sort her out next time (being a regular, she knew there'd be a next time).
I however was horrified that I'd potentially ripped her off, even unintentionally, and ruined a really good rapport built up over time.
So now get her to count it out, even though she told me that she doesn't like to do that in front of the client as he might feel some kind of way (she's intelligent and said it much better than I just did), but I said it's fine I'd prefer to make sure that the same mistake doesn't happen again.
She just chuckles at me and thinks it is a funny story. lol
All that to say, I probably am one of those hyper prepared people, so I can't throw stones at people who itemise and confirm, and also as an olive branch to show that I might come across as a bit of an arrogant ass at times but I do in fact know for sure that I'm not perfect.

Onto the Asian establishment stuff, sorry this part is going to be short.
I don't have any experience with those establishments or the ads.
Because while not having a racist bone in my body, Asian ladies just aren't my bag, my taste has always been kiwi 'girl next door' types ... horses for course, yeah?
All that to say that I will 100% defer to your comments about those establishments and ads as I have zero direct experience to the reverse and am unlikely to ever have any.
Your comments do echo what others have said here and on AF in many threads, so there must be some validity to it, or at the very least that is the feeling that they generate.
Sorry I couldn't engage with those points in your replies more, but it would be disingenuous of me to spout off like I am an expert on something I have no experience of.
